I split my time between the east and west coasts with a fair amot of overseas travel throughout the year. I have a lot of flexibility in my schedule. But I would like to have exclusive access to my main residence (this large studio apartment) at least 10-15 days per month. The rest of the time I can or will be out of state. I’ve had an arrangement like this in the past and it worked out extremely well for the both of us. If there is anyone in the city or region who needs or wants a consistent space in Manhattan to call home, enough to justify paying monthly rent, anywhere from 5-20 days per month (rent amot can be adjusted based on need but I am looking for a ballpark minimum of what I’ve listed), please reach out and let’s discuss further. Similar to me you will have to have another residence to return to and spend time at during the pockets of time I am in New York. I am not looking to share the apartment at the same time. I like my privacy and space.
To reiterate I am *not* renting the apartment for 30 days with this listing… but only PART-TIME (for example 10-15 days/month). If a situation like that doesn’t work for your schedule, then this listing isn’t for you. An example would be alternating weeks in which we are there… or it could be a full block of 10-15 days for each of us. It could vary month-to-month. My former tenant needed to be in the city midweek for work (2 nights, 3 days) but his main residence was further south. He would fly in and fly out each week during the days he needed to be in the city and I would typically fly out to the west coast during those pockets of time.
I am very selective about whom I rent to so I will only consider this option in an ideal scenario with someone very responsible who is comfortable with full transparency and great with commication. If I don’t find anyone ideal to share the apartment with then I’ll likely rent the place out for a few months at a much higher rent and spend that time exclusively out of state.
The apartment is located half a block from scenic Riverside Park and a beautiful walk along the Hudson River. (Written up in New York Magazine as one of the nicest parts of New York City.) It’s a beautiful, clean, furnished space. The main room is approximately 11 feet wide by 20 feet long. (That’s not including the long hallway that opens up to the bathroom, closet, and kitchen.)
This apartment has been my home for almost 20 years. I’m open to a fixed agreement of anywhere from 2-4 months with the option to extend after that, if it works for both parties. The apartment is very clean, nicely painted with shiny hardwood floors and a high ceiling in the main room. I take excellent care of my home. I’m looking for someone very responsible, trustworthy, clean and considerate; someone I can depend on when I’m away to look after the place, someone I can trust and develop a friendly rapport with throughout their stay. I prefer keeping the apartment fairly minimal, so if you want to bring in more than a suitcase worth of stuff during your stays that would not work for me.
The ideal candidate would be working full-time or financially stable, and could provide me with at least 3 reliable references. Social media/Linked-In profiles also fction as an attractive reference point and are greatly appreciated. I’m looking for someone who is comfortable with full transparency in the vetting process.
The subway (#1 train at 103 & Broadway) is less than a few blocks away. The express train (2/3) is 1 stop away at 96th and Broadway or a short walk. With the express train, you can be downtown in 15-20 minutes.
The studio comes furnished with:
*a comfortable queen size bed
*a 2-seater couch
*a desk where you can rest your computer and office supplies
*a full kitchen, stove, and half-refrigerator
*a clean bathroom and shower
*a new 65″ OLED TV, and an Apple TV streaming device with Netflix, Amazon, and other apps
*4 bookshelves
*an empty closet to hang and store your clothes in
*a fan and an air conditioner (installed in the summer months)
*for ladry I utilize a clean, modern ladromat that’s only a couple of blocks away
The apartment is quiet (little to no street noise as it faces the back of the building), clutter-free, and private. I’ve never had any pets, so that shouldn’t be of concern for those with allergies.
I will require a security deposit, whether we establish a fixed arrangement or keep things flexible. I typically receive a $2000 security deposit in the form of a cashier’s check, money orders or Venmo/PayPal/Apple Pay as collateral, when I rent the entire apartment out per month. I might be open to less but it depends entirely on the individual I consider renting to and how often he or she will want to rent the apartment for. I will give the security desposit back to you upon termination of your stay, granted the apartment and my personal items are in the same condition and all expenses related to the apartment are paid up. I can provide you with email addresses, phone numbers, social media links for individuals that have stayed at my place in the past, if you’d like to touch base with them. Everyone has enjoyed the experience of living in this neighborhood and the apartment, and you should view it as a privilege during your stay.
If we decide to move forward after you’ve seen the apartment, I will ask for a photocopy of your driver’s license and/or passport, to ensure your name, identity, etc… I’m happy to share my information as well.
When responding to my listing, please include a paragraph that gives me a clear sense of who you are, as much info as you’re comfortable sharing, such as what kind of work you do or whether you’re in school, age, where you’re from, how long you would like to stay, whether the apartment will be just for you, etc… I need to feel very comfortable with the possibility of your staying in my apartment, and that you will be responsible and respectful arod my neighbors.
