Here are ideas:
Potential Commercial Uses (Note that many uses would require a zoning variance. Our expectation is that this would be willingly granted, but that it would add a month to the closing.) Think: 2 1000g septics , 2 – 200amp entrances, amazing water supply, parking for 50 cars, 20×80’ clear-span space with windows and views on all sides, huge dry walk-out basement, 2400ft2 pole barn, scenic area, pond with huge trout, commercial potential in kitchen (12’ hood w/fire-suppressant, SS sinks, grease traps, 19 110 and 220 outlets, bright recessed lighting)… Here are some ideas to get you thinking.
Restaurant – this is what it was originally used for, along with a bar (nearby snowmobile trails). The kitchen is wired and partly equipped for such a purpose. Required UV filters and grease trap are in place. There is ample parking for this or any other enterprise. When operating, it seated 112, served 250 meals per 18hr. week + another 700 for Meals on Wheels. Some of the chairs and tables but receptionist’s space, and the ice & water sink are still here.
CSA (Commity Sponsored Agriculture) – The land is high quality and will support excellent yields on any crop the climate will support. Virtually nothing is so steep that erosion would become a worry. The dining hall could convert to office, commity bath and relaxation space. Add pool, ping pong and other games, movie viewing for kids…Potentially high returns for the investment.
Internet business – vast heated storage for whatever you have to sell here, through the dining area and the walk-out basement. Pole barn for cold storage. Superior phone connections and Time Warner internet.
Display Space for Photographers and Artists – the dining area is exceptionally accessible and well lit with natural light.
Fish Farm – we have the water you need and it’s cold enough for trout. Ponds and water movement pipes would need to be installed. Could also add pay-to-fish enterprise.
Church – the dining area served as the first Mennonite church in the area til they built their own in another location.
Music Venue – the topography creatures a natural amphitheater for warm weather music and the dining area, with a stage added, would work for colder weather. Level enough for huge tents. There is ample parking space.
Storage space – for cars, boats, recreational vehicles in the pole barn. It is far enough from the residence that people coming and going would not disturb you, yet close enough you can monitor what goes on. Lower income but no further investment of time or money.
